Is this for me?

People in this work enjoy
  • Visiting different places and seeing how buildings and neighbourhoods differ
  • Mixing numbers, law papers and site observation to reach a fair answer
  • Being the independent expert whom banks, courts and families rely on
It may not suit you if you dislike
  • You need years of study and at least 3–5 years of work before you can even apply
  • You must pass a tough exam and, at registration, you cannot be in a job. Early income can be uncertain.
  • You are professionally answerable for your numbers, and site visits can mean heat, travel and dusty buildings
Class 11–12 subjects
Class 12 with Physics, Chemistry and Maths is the usual way into the qualifying degrees (B.E./B.Tech Civil Engineering, B.Arch, or Town Planning). Check each college's own rules.
First degree
For the Land and Building class: a graduate degree in Civil Engineering, Architecture or Town Planning (or equivalent), usually 4–5 years. Or a postgraduate degree in those subjects that also covers valuation of land and building or Real Estate Valuation (a 2-year full-time course).
Entrance exams
After the degree and work experience, you must pass the IBBI Valuation Examination for the Land and Building asset class. It is online, multiple-choice, and the IBBI says it is available on every working day. A fresh syllabus (Phase 6) applies from 21 August 2026.
Licence or registration
Registration with the Insolvency and Bankruptcy Board of India (IBBI) as a Registered Valuer for the Land and Building asset class. You apply through a Registered Valuers Organisation (RVO), which also issues your Certificate of Practice. Since 1 February 2019, only registered valuers can do valuations under the Companies Act, 2013 and the Insolvency and Bankruptcy Code.

What the work is like

Visiting plots, flats, factories and commercial buildings; checking papers, location, condition and nearby sale prices; writing valuation reports for banks, courts, companies, insolvency cases and families.

A day in the work
Morning: you visit a flat or plot for a bank loan. You measure it, photograph it, check the approved plan and ask neighbours about recent sales. After lunch you sit at your desk, check the circle rate and the title papers, compare similar sales nearby, and work out a value. In the evening you write the report with your method and assumptions, and sign it knowing you are answerable for it. Some days you answer a bank's or lawyer's questions about an older report.

Professional qualificationRun by Insolvency and Bankruptcy Board of India (IBBI), working through Registered Valuers Organisations (RVOs). You can start after: Class 12 with PCM, then a Civil Engineering, Architecture or Town Planning degree. Minimum time: About 9–10 years after Class 12 (a 4–5 year degree plus at least 5 years of experience). The postgraduate route is a little shorter on experience..

The full route: exams, training, registration

  1. Step 1 · Class 11–12Take Physics, Chemistry and Maths. The qualifying degrees (Civil Engineering, Architecture, Town Planning) normally need them. Start noticing how a building is built and why one locality costs more than another.
  2. Step 2 · 4–5 years after Class 12Complete a degree in Civil Engineering, Architecture or Town Planning from a recognised university or institute. A commerce or general degree does not qualify for the Land and Building class, however long you work in property.
  3. Step 3 · At least 5 years after the degree (3 years if you have a qualifying postgraduate degree)Work in the field: civil or structural work, architecture, planning or valuation. Only experience gained after the qualifying degree counts. Many people do this in a bank, a construction firm or a valuation firm.
  4. Step 4 · Before the examJoin a Registered Valuers Organisation (RVO) recognised by the IBBI as a valuer member. Complete its mandatory 50-hour educational course. You need the course certificate to enrol for the exam.
  5. Step 5 · ExamPass the IBBI Valuation Examination for Land and Building. There is no exemption for age or experience, and the result is valid for 3 years. Reported by non-official sources: 2 hours, 100 marks, 60% to pass, negative marking, about ₹5,900 per attempt. (reported — check with the official body)
  6. Step 6 · RegistrationApply for registration through your RVO. You get a certificate of registration from the IBBI and a Certificate of Practice from the RVO. You can sit the exam while employed, but you must not be in employment when you apply for registration.
  7. OptionalA 2-year full-time postgraduate course in Real Estate Valuation (on top of a Civil/Architecture/Town Planning degree) cuts the experience needed from 5 years to 3. You can also add other asset classes later if you meet their rules.

Ways in

  • Graduate routeDegree in Civil Engineering, Architecture or Town Planning, then at least 5 years of experience in that field, then RVO membership with the 50-hour course, then the IBBI exam.
  • Postgraduate routeA postgraduate degree in those subjects that also covers valuation of land and building or Real Estate Valuation (2-year full-time), then at least 3 years of experience after it. The rest is the same.
Recently changed, or still changing
  • The IBBI published a new syllabus and format for all three valuation exams, effective 21 August 2026 (Phase 6).
  • The IBBI has asked valuers to follow set report formats for insolvency work, including more detail on land and building such as circle rates, zoning and ownership history (reported, circular of 15 June 2026).

Your real chances

There are no seats or vacancies, because this is a registration, not a job. As on 31 March 2025, the IBBI had 5,812 registered valuers in all, of whom 2,959 were registered for Land and Building (the rest are Plant and Machinery and Securities or Financial Assets).

What people earn

Earnings depend on how many reports you get; new valuers usually earn little while they build a name, and established valuers in big cities or with bank, court and company work tend to earn more, though income is not fixed.

Myth and fact

Myth: A registered valuer is a government job, and anyone who has worked in property for years can become one.
Fact: Registered valuers are independent professionals registered with a regulator (the IBBI), and you must not be in employment when you apply. For Land and Building you also need a Civil Engineering, Architecture or Town Planning degree (or a postgraduate valuation qualification). Property experience from before that qualification does not count.

Try it now

  • Class 7–9Pick three homes or shops of different types in your area. Ask a family member what they think each is worth and why. Write down what makes one more valuable (size, road, age, nearness to a school or market).
  • Class 10–12Measure your own room and draw it to scale on graph paper. Work out the area in square feet and square metres. Land and building valuation starts with reading and measuring plans.
  • College or afterRead the IBBI's Land and Building exam syllabus and format (Annexure I of the Phase 6 press release). See which topics you already know and which you would need to learn.Open link ↗

Good to know

  • Registration is for one asset class at a time. A Land and Building valuer cannot sign reports for Plant and Machinery or Securities and Financial Assets. Those classes have their own qualifications, such as other engineering degrees or CA, CS, CMA and MBA (Finance).
  • This is a mid-career path, not a first job. In IBBI data for 31 March 2025, the average age of registered valuers was 50 for Land and Building, and the IBBI's own FAQs show registered valuers are people who already have years of practice.
  • The Income Tax Department has a separate valuer registration with its own rules. The CBDT notified revised application forms on 17 September 2026 (reported). The IBBI registration is different and applies to Companies Act and insolvency work.
